Pulkovo highway, St. Petersburg, the total area of 23,000 m2, implementation was carried out during the 2008-2010 period. Investor – Technopolis, Technical Customer – Poyry.
The project was implemented in the form of joint work of Russian and European engineers: the first stage included the adaptation of the drawings to the legislation of the Russian Federation’s construction examination, the second stage was the installation tasks under the close supervision of Finnish specialists.
Unique solutions allowed the general contractor (“STEP (“СТЭП”) company) to provide a 25-year roof warranty and increase the lifetime facades and panoramic glazing.
The applied complex management system (BMS, Building Management System) makes it possible to control and manage many parameters of the building and engineering equipment, save energy resources and monitor object’s safety.
Air conditioning of the business center is represented by the so-called “cold beams” – ceiling elements which work without forced airflow included in standard systems with air conditioning or fan coils. This allows you maintain the set temperature without risks for employees health.
Separately, it is worth noting the presence of a restaurant within the object, full-cycle kitchen technology with flour milling and the well-developed measures for the explosion safety of premises associated with it.
The nearly located ground waters make it impossible to carry out an underground multi-level parking, so guest parking spaces and parking areas for workers are included in the landscaping.
This pilot investment plan has been recognized as successful and completed, as a result, there were implemented additional construction phases for the construction of identical buildings.
